info What do we calculate?

The total turnkey investment, net of VAT: everything that must be paid before the first ball is played.

Included are court construction, site works, lighting, drainage, permits and planning, plus the hall share for new indoor builds. Region and venue size are included automatically.

Not included: land purchase and ongoing operating costs.

Which venue type?

Outdoor is the lowest-cost option, a new indoor build the most expensive. Hybrid combines both and is often the strongest commercial option.

How many courts in total?

From court 2 onward, per-court costs fall by 6% per doubling due to shared site works, reception, lighting and permits.

Equipment level

Standard is enough for clubs and hotels with daytime use. Mid is the sweet spot for commercial venues. Premium means panorama glass, premium LED and floating construction.

Region

Labor and material prices vary considerably across DACH. Switzerland is on average about a quarter more expensive than inland Germany.

Display mode and options

Should the investment be shown net or gross? Clubs and municipalities often think in gross values; commercial investors usually work net.

Contingency buffer

Realistic for padel construction in DACH: plan an 8-12% reserve. Experience value from phase 6, construction.

What we calculate and what we deliberately exclude.

The calculator returns a robust range with five core components. Region and scale factor are applied mathematically.

Included

Court build and glass

Complete set: steel frame, tempered glass, turf, gate mesh and court lighting. EUR 23,000-110,000 per court depending on indoor/outdoor and level.

Hall share

For new indoor builds, steel hall share per court: EUR 110,000-300,000 depending on level and height. The FIP states a 6 m minimum height and recommends 8 m clear height for new venues.

Site works and external works

Drainage asphalt or ring foundation, lighting, parking asphalt, paths, power and water connection. EUR 9,000-32,000 per court.

Permits and planning

Architect, structural engineer, noise report, soil survey, fire safety and building application. EUR 18,000-32,000 base plus EUR 4,500-9,000 per court.

Soft costs and launch

Booking system, IT setup, initial pro-shop equipment, marketing launch, first balls and racket stock. EUR 12,000-24,000 plus EUR 3,500-6,500 per court.

Not included

What you need to calculate separately

Land purchase, demolition, surveying, local special requirements such as noise barriers or transformer house, and ongoing operating costs such as electricity, heating, staff and insurance. These belong in the ROI calculator.

Scale factor capped at 0.70 for 12+ courts because anything below becomes unrealistic. Region factors are updated every six months. VAT only Germany here; AT 20%, CH 8.1%; default output is net.
